Malaysia - Ireka Corp Announces RM 1.9 billion Worth Of Projects

September 28, 2012 The developer will embark on four real estate projects over the next five years. Over the next five years, Ireka Corp Bhd will invest in four new development projects with a total gross development value of about RM 1.9 billion. Two of the announced projects will be a boutique hotel and a 200-unit serviced residence project in Jalan Kia Peng, near the Kuala Lumpur Convention Centre. The developer added that it was in the advanced planning stage for the boutique hotel, whereas the serviced residence project will be a 30:70 joint-venture with Aseana Properties Ltd. Said Ireka group managing director Lai Siew Wah, "It is only natural for Ireka to return to direct investment in property development, now that we have fully implemented the investment strategy for Aseana Properties Ltd as its development manager." IRDA Is Sole Decision-making Authority Over Investments In IDR KUALA LUMPUR, May 17 (Bernama) -- The Iskandar Regional Development Authority is the sole decision-making body on all issues pertaining to both domestic and foreign investments flowing into the region, Johor Menteri Besar Datuk Abdul Ghani Othman said today. "Be they local or foreign direct investments from all sources including Singapore, it is the IRDA which will have jurisdiction over issues pertaining to investments," he said. Allaying concerns and some confusion that the proposed Malaysia-Singapore ministerial committee on Singapore's participation in IDR could lead to excessive focus on Singapore, he said the committee "is neither consultative nor has decision-making powers in its role." September 18, 2012 Higher revenue recognition from its property projects has helped SP Setia Bhd turn in a positive report card for the quarter ended 31 July. Net profit rose to RM 100.4 million for SP Setia Bhd at the end of July, representing a 10% y-o-y rise for the company's third quarter. The profit increase was matched by a 12.1% y-o-y rise in revenue to RM 654.2 million for the quarter under review. The developer said that higher revenue recognition from its residential and commercial properties in the Klang Valley, Johor Bahru and Penang helped to power its positive results, which was built upon increased levels of overall group sales achieved since FY 2010. It added that its profit-before-taxation margin for its property development segment also increased from 19% to 23% on the back of the group's success in steadily increasing its selling prices through continuous value creation. September 11, 2012   Foreign participation in Malaysia's REIT sector could increase after Budget 2013, if operators get their wish. M-REITs want the government to revise the withholding tax structure so as to level the playing field with Singapore's REIT market. CEO and executive director of Axis REIT Manager Bhd Stewart Labrooy pointed out that there was a 10% withholding tax for individuals in Malaysia whereas in Singapore there was not. "Also, in Singapore, the corporate tax rate is lower than Malaysia and so dividends to non-resident corporate unitholders in Singapore attract a lower tax rate (17% versus 25%)," added Labrooy, who is also the chairman of the Malaysian REIT Managers Association. A spokesperson from UOA REIT also called for a removal of withholding taxes for foreign investors so as to help increase the sector's competitiveness. Recent cement price hike will have minimal impact on property prices

KUALA LUMPUR: The recent hike in cement prices will only have a minimal impact on house prices, says Selangor Bumiputera Real Estate Developers Association President, Mohammad Sahar Mat Din. He said cement usage in housing projects usually accounted for two per cent of building cost and should not necessarily affect overall house prices. "At present, there is no apparent reason for house prices to spiral as the price of other building raw materials remain stable," he told Bernama. He added that if the cost of a 50 kg cement bag rises by RM1, houses priced between RM200,000 and RM500,000, should only increase by less than RM5,000. As such, Mohammad Sahar said developers should not take advantage of the situation to increase prices indiscriminately. He also said an increase in house prices should not only depend on building raw material costs but also other factors such as land, administration and utilities cost.
